Perched on the edge of the village, this traditional stone house (70sqm over 2 levels) has a pretty verandah with great views of the Apennine mountains and a good sized garden with olive trees, apple trees, a fig tree, rosemary bush and room for a swimming pool.
It could be lived in immediately (there is electricity and running water) but could do with internal redecoration and some modernisation. The windows and doors are in quite good condition but the shutters and verandah need attention. The roof appears to be in good condition.
The beautiful medieval stone built village of Colognora is only 20 minutes drive from Lucca and 30 minutes from the beach. Pisa airport is about 1 hour away.
A bread van comes every day, fruit and vegetables twice a week and general grocery van once or twice a week. You can buy fresh eggs and chickens from the locals and there is a café/restaurant in Vetriano, about 1km away. Diecimo (5 minutes away) has a wide range of shops and services, including train station on the main Pisa/Lucca to Aulla line.
Parking is available in the village car park which is at the start of the village, just a few minutes walk from the house, although you can get right up to the house in a small car (eg Fiat Panda) for loading and unloading. The house is attached to 2 other houses but has lovely open views across the valley. A gate leads to a pretty garden (about 100 sqm) with lovely views
Ground floor (35 sqm): Direct access from garden to 2 cellars with high ceilings. Could convert 1 to a second bedroom.
First floor: An external staircase leads to the verandah which open into the lounge (10 sqm). Kitchen (8 sqm), bedroom with beamed ceiling (16 sqm), bathroom, The wall between the lounge and kitchen could be taken down to give an open plan living area with views from the verandah.
