Peacefully located in a time hamlet of “Porciglie di Fondo” (750m asl) about 5km from the bustling mountain village of Careggine, detached, traditional stone built cottage (about 70 sqm) with little garden area at the back.
The cottage is in good structural condition and has a recently restored insulated roof but needs internal restoration and upgrading. Downstairs there is a large lounge/dining kitchen with many original features (eg open fire originally used for cooking and chestnut beams on the ceiling). This opens into a large rear hall with storage room staircase. Upstairs was mostly emptied when the roof was restored. There is a bathroom and room for 2 or 3 bedrooms.
Located in the heart of the Apuan Alps, within the National Park, Careggine is surrounded by forests, mountains, meadows, rivers and lakes but can be reached in less than an hour from the main motorway exits or railway stations.
Careggine itself is over 1000 years old, with traditional stone built houses and village lanes. It is a bustling little town with grocery store, cafés, family butcher, restaurants, pizzeria, chemist and post office.
A couple of minutes drive away (from Careggine) are the small ski lifts of Formica and Via Nova with restaurant three ski lifts and artificial snow making facilities.
The nearest large market town, Castelnuovo di Garfagnana, is 15km away (from Careggine) It has supermarkets, banks, garages and all manner of other shops, services and sporting facilities as well as a train station on the line from Lucca and Pisa airport.
The much larger ski resort of Abetone is about 1 hour away. The coast is less than 30 miles (46km) away over the marble mountains of Carrara, making Careggine and its surrounding villages and hamlets an ideal location for holidays all year round.
