Just over 5 minutes drive from the beautiful and much photographed Gramolazzo lake, “La Capanna” is a traditional barn on the edge of the mountain town of Minucciano with permission to convert into a detached house.
La Capanna has a total floor area of about 110 sqm (55 sqm per floor). It is structurally sound and has a new roof and attractive stone walls. There is room on the upper floor to make a mezzanine floor or gallery while downstair the ceiling height is 2.4m – ideal for a summer kitchen, games room or taverna. There is also a separate garage and small barn attached to La Capanna.

A short walk from the property are a café/grocery store and post office. Gramolazzo (about 4km) also has a butcher, newsagent, grocer, chemist, bank and camp-site It is well known locally for its annual sculpture competition – much of the local economy revolves around the marble that is quarried from the mountains.
The bustling mountain town of Piazza al Serchio (on the main Pisa/Lucca to Aulla train line) is about 12 km away and provides extensive shopping and services as well as a weekly open air market. The city of Aulla is 30km (40 mins) away. From here you can enter the extensive motorway system which gives access to the rest of Italy and Europe.
The coast and the world famous “Cinque Terre” are just over 55km from La Capanna – the journey takes about an hour (a bit more to the “Cinque Terre”). Pisa airport is about 95km away (1 hour 30 mins by car).
