"Alba Dorata" is a sympathetically restored traditional 2 bedroom cottage + converted chestnut barn + garden with far reaching views of the Apuan Alps in a sunny position in the village of Gragnana just a short drive from Piazza al Serchio.
The owners are happy to leave the house with just about everything in it so the new owners could turn up with just their toothbrushes or immediately put it (and/or the 1-bedroom restored barn) up for rental.
The cottage has a useable indoor floor area of around 60 sqm and retains many traditional features such as exposed areas of stone walls in the cottage and the sloping beamed ceiling in the restored barn. Heating costs for both are very low – there is a pellet stove as well as gas central heating.
A door takes your through to the lounge and sun room complete with “L” shaped sofa, new TV cabinet and widescreen TV and DVD player. Off the lounge there is a 4-piece shower room which houses the front-loading washing machine.
Wooden steps lead upstairs to the two inter-connected bedrooms, one of which is currently set up as another lounge (with double sofa bed (new)) while the other has a double bed and wardrobes.
Cellar/boiler room (with separate entrance) provides storage for garden furniture and equipment (lawn-mower and strimmer).
The original chestnut barn has been converted into stunning accommodation comprising living area (kitchen/lounge/dining + shower room) downstairs and double bedroom upstairs.
At the rear of "Alba Dorata" there is a lawned garden (80 sqm) with a paved area of about 24 sqm. The owners will leave their garden furniture and inflatable pool (2.4m x 1.65m). The garden has apple, plums, pear, cherry and grapevines.
The ancient stone built village of Gragnana has a rich and historic past, traces of which can still be found. The village grew up along a traditional mule track which led to Lunigiana. According to local legend, the bell of Santa Margherita church was blessed and would be rung to dispel the Black Death. A medieval bridge, which joined Gragnana to Piazza al Serchio via San Michele is still standing.
The local café and little village car park are just a stone’s throw from the cottage (although it’s possible to park at the cottage). The bustling mountain town of Piazza al Serchio (on the main Pisa/Lucca to Aulla train line) is about 4.5 km away and provides extensive shopping and services as well as a weekly open air market.
Aulla, (with its great access to the Italian motorway network), Lucca and Pisa airport are about 40km, 64km and 90 km away respectively.
The world famous coastline of the “Cinque Terre” is just an hour's drive away. There are local ski slopes in Careggine (20 mins) and a very good ski resort in Abetone (1 hour 15 minutes), making this a great base for holidays at any time of year.
