On the edge of the ancient mountain village of Montaltissimo (518 metres above sea level) , with magnificent, sunny views of mountains, fields and surrounding villages (including Barga (through the trees) and Eglio), this beautifully restored barn comes with an enormous, well kept garden, orchard, vegetable plot and about 2ha of woodland.
The property is on the outskirts of the village, in a very sunny spot which has sunshine from early in the morning until late in the evening. A very good local restaurant is located less then 1km away by car and less via a short-cut through the woodland. Excellent car access to the front door via electronic gate. Fully restored including central heating to radiators.
The front door opens directly into a light an welcoming open plan living and dining area with open fire and galley kitchen off. The kitchen has steps down to the taverna (summer kitchen).
Upstairs there two bedrooms (a double and a large single) and a shower room. A terrace with spectacular views surrounds 3 sides of the house and is accessible from the two bedrooms. An attic with plenty of storage space is accessed via a Stanley ladder over the stairs.
Downstairs below the main living area there is a large taverna (or cool summer kitchen) with washing machine, tumble drier and freezer. Just outside is a well-used pizza/bread oven and outbuilding used for wood storage and as a workshop. Further along the garden is a wooden shed with garden equipment (garden equipment (including almost new ride-on mower) included except motorised wheelbarrow)
The house is surrounded by a mature, lawned garden of just over 0.5 acres (2400 sqm) which is fully enclosed and lit at night. A gate at the bottom of the garden leads to the orchard and vegetable patch (about 60m x 12m) which in turn leads onto about 2ha of woodland with a small stream.
Montaltissimo is mentioned in historical records of 1308 ,while parts of its beautiful church are almost 1000 years old. It is only 5km (10 minutes drive) from both the well-known market town of Castelnuovo di Garfagnana (which is on the main Pisa – Lucca - Aulla train line) and Gallicano with its large supermarket (open Sundays!).
The walled town of Barga is 10km away (18 minutes drive) while Lucca and Pisa (airport) are 44km (50 ins) and 65km (1 hour 10 mins) resp.
The upmarket coastal resort of Forte dei Marmi and the excellent ski resort of Abetone are each 50km (1 hour) away (in opposite directions!)
