  DESCRIPTION

In a magical setting amongst terraced vineyards, olive trees and oak trees, with spectacular views across the valley to Barga and numerous villages, these four properties sit peacefully in a 6 hectares (just under 15 acres) estate in the Tuscan mountains. The upper part of the estate is known as “Il Paradiso” and the lower part, “la Sorba” (the Rowan tree).

Cascio is a very sunny village which sits on a terraced hill with grapevines in the Regional Park of the Alps Apuane. It is well known for its charming stone built houses and cobbled streets as well as its imposing protective walls and incredible views. In the summer, it is host to the "Crisciolette (a type of savoury pancake) Festival" - one of the most famous summer festivals in Garfagnana.

The village has its own grocers shop and is only a 5 minute drive from the well known market town of Castelnuovo di Garfagnana which provides various cultural, shopping, sporting and health amenities as well as a train station on the main Pisa/Lucca to Aulla line and a bus station with good links to the surrounding area. The the ancient walled hilltop town of Barga is 20 minutes drive away

Cascio is about 45 minutes by car to Lucca and about 1 ¼ hours to Pisa airport.

The properties

“Il Paradiso” has two properties – a derelict building (which it is believed housed a water tank) and a stone barn.

The red brick building - From the Castelnuovo – Gallicano road, a track of about 500m (suitable for vehicles) leads down to the first property, a derelict building which was built of red bricks and may have been used to house a water tank. It is understood from the vendor that permission will be granted for this property to be relocated a few metres to a more level site and the overall volume increased .

La Capanna - A short distance from the derelict building is “La Capanna”, a 300 cubic metre traditional stone barn comprising a living area above the old stables. The property currently extends to a total of around 110 square metres and has good solid stone walls. A set of plans for restoring and extending the property to 200 square metres has already been drawn up, and can be made available.

Continuing down the path through the estate, you reach “La Sorba” which has two properties near a stream – a beautiful “Casa Liberty” (“Liberty” style villa) and “Casa Colonica” (farmhouse). These properties can also be reached directly by car and have breathtaking views.

Casa Liberty - The “Casa Liberty” was built in the “Liberty” style, which was very popular at the end of the 19th century. It has an attractive tower and typical “Liberty” stucco work on the external walls at roof level, traditional marble stairs and romantic stone balconies with traditional bannisters. The roof has recently been renewed and the two “cantine” (cellars) are sturdy and water-proof. At the back of the house there stands a magnificent “Pino Marittimo” (“Cluster” pine tree) which frames the views across the valley. Although a set of plans to restore this property has already been produced and can be made available, there is plenty of scope for an enthusiast to make a real mark on this property and restore it to its former beauty.

Farmhouse - The stone-built farmhouse with its cellars and external bread oven was occupied by farmers until 2005. It is a particularly charming and traditional property with fantastic open views. Restoration work on this property would include re-pointing or re-plastering, restoring the bread oven and possibly some work to the roof.

There is plenty of flat land close to the both the “Casa Liberty” and the farmhouse - more than enough to build a swimming pool.
