Just outside the mountain village of Chiozza, (about 900 m asl) this is a traditional rural, stone-built house in a very bad state and requiring complete restoration. The property is believed to be more than 100 years old (there is a stone carved with the date “1899”). Accessed along a well maintained woodland track (about 1km from the main road) and laid out over three floors –
Ground floor – kitchen (13 sqm) and lounge (11 sqm). Wood store (5sqm) with separate entrance.
First floor – 3 bedrooms (currently bedrooms 2 and 3 are off bedroom 1). 16 sqm, 12 sqm and 11sqm. Space for shower room.
Second floor (external access) – 2 rooms (12 sqm and 11 sqm)
Outside there is a 2-storey barn with a thatched roof and about 920 sqm (just under ¼ acre) of sloping and terraced land. Two additional areas of land, (5423 sqm and 1833 sqm) close by but not bordering the land included in this sale may be available separately.
A well stocked grocer and café/pizzeria are just a few minutes drive away, in the centre of Chiozza.
Chiozza is a very pretty, friendly village in the Apennine mountains, about 10km from the well known market town of Castelnuovo di Garfagnana (which has a train station on the main Pisa – Lucca - Aulla line) and 75km (just over 1 ½ hours drive) to Pisa airport. The beautiful walled city of Lucca is about 60km away. A 10 minute drive takes you up to the small local ski resort at Passo delle Radici (9km) while the large resort of Abetone is about 40 minutes. The coast is about 1 hour away.
