Sympathetically restored traditional 2 bedroom cottage with large terrace 50sqm, garage and little corner garden area on the edge of the village of Gragnana just a short drive from Piazza al Serchio. Spectacular views.

Gragnana cottage has a floor area of around 60 sqm (excluding garage and cellars) and retains many traditional features such as the sloping beamed ceiling and terracotta or wooden floors. Piping for central heating has been fitted but the current owners use just the wood burning stove for heating.

Steps from a little village street lead to the large terrace with its spectacular views. From here the front door opens directly into an inviting sitting rooms with sloping beamed ceiling, fireplace with wood burning stove.

A door to the left take you to Bedroom 1 while Bedroom 2 is at the other end of the cottage. A square “archway” separates the lounge from the dining kitchen next to it and this in turn leads to an internal hallway from which there is access to the 4-piece bathroom (with storage room off) and second bedroom.

The large terrace spans the length of the cottage and at the side there is a little area which has been pebbled over but which was originally a vegetable plot.

At street level there is a large garage with electric door, 2 cellars (each with a window) and a wine cellar at the back.

The ancient stone built village of Gragnana has a rich and historic past, traces of which can still be found. The village grew up along a traditional mule track which led to Lunigiana. According to local legend, the bell of Santa Margherita church was blessed and would be rung to dispel the Black Death. A medieval bridge, which joined Gragnana to Piazza al Serchio via San Michele is still standing.

The bustling mountain town of Piazza al Serchio (on the main Pisa/Lucca to Aulla train line) is about 4.5 km away and provides extensive shopping and services as well as a weekly open air market.

Aulla, (with its great access to the Italian motorway network), Lucca and Pisa airport are about 40km, 64km and 90 km away respectively.

The world famous coastline of the “Cinque Terre” is just an hour's drive away. There are local ski slopes in Careggine (20 mins) and a good ski resort in Abetone (1 hour 15 minutes), making this a great base for holidays at any time of year.
