Beautifully finished, semi-detached house near Perpoli, about 5km from Castelnuovo di Garfagnana and 2km from the much loved local restaurant and café, “Bonini”.
The house has been built to the highest external and internal specifications. On the ground floor there is a hand built kitchen with utility room off, lounge/dining room with open fire and shower room. Upstairs there are two large double bedrooms, the larger of which has a walk-in dressing room and French doors to terrace. The family bathroom has a jacuzzi bath with shower.
No expense has been spared in building this family home, which has arched doors and windows, centralised hoovering system, electric window on landing, iroko (an African hardwood) internal steps, double glazing, alarm system....and of course, central heating to radiators.
Outside, and joined to the house by a “tettoia” roof made of solid chestnut beams, there is a 2 storey traditional 2-storey stone barn (built 1806) in very good condition. The central heating system has been extended to the barn which could therefore be used as further sleeping accommodation.
There is a flat garden of around 500 sqm immediately round the property with magnificent views across the mountains. The garden extends to about 1000 sqm of fields and about 4500 sqm woodland, making a total of around 6000 sqm (just under 1.5 acres) of land.
The area surrounded by woodland (mainly chestnut, beech and oak), which supplies a wealth of delicious produce, including the world- famous “porcini” mushrooms. The local shops are a few minutes drive away in Castelnuovo.
This medieval market town (227m/745ft; population 8,000) lies in the heart of the Garfagnana, as this stretch of the fertile valley of the Serchio, flanked by the Apuan Alps to the west and Apennines to the east, is known. The district provides a range of sporting activities and promotes folk, agricultural and cultural events.
Castelnuovo is about 11km from the walled town of Barga, 43 km from Lucca and 66 km from Pisa airport, which is less than 1 ½ hours drive away. Castelnuovo train station is on the main Pisa/Lucca to Aulla line and there is a bus station with good links to the surrounding area.
There are local ski resorts just 20 minutes away while the coast (Forte dei Marmi) is about an hour's drive over the Apuan Alps.
